Liquid De-Icing
Liquid deicers are taking a lead in the conversations regarding snow and ice management. Over the last couple years, we have been doing our research for this new way of ice management. During the 2024-2025 winter season, we transitioned one snow service route to 100% liquid de-icing. This route consisted of properties that we managed grounds maintenance for over 10 years and one property that was brand new to us. The response was unanimous among them all. They loved how clean it was and they never want to go back to rock salt. We are confident that anyone using liquid de-icing will see the advantages of this service. With the results we saw, we have taken the next steps and transitioned all of our snow services to liquid de-icing for the 2025-2026 winter season.
The liquid deicer CJ’s uses, is made in house. We combine water, salt and a liquid additive. The use of an additive gives the liquid deicer the ability to work at lower temperatures. The additive we currently use is 90% less corrosive than traditional agents, giving an ability to naturally break down over time into harmless components. This further supports the reduction of environmental impact while giving the best fighting power in colder temperatures. The additive gives our brine an ability to work at an ultra-low freeze point. It has the ability to outperform traditional additives while being less corrosive and more eco-friendly. As well, the solution has minimal tracking into buildings and especially rock salt.

Liquid de-icing offers several advantages over traditional rock salt.
Rapid Melting – liquid starts working immediately upon contact with ice
Even Application – due to the liquid form it is applied evenly, our sprayers also have better driver control than traditional rock spreading
Lower Temperature Performance – our liquid deicer is more effective at lower temperatures then traditional rock salt making it more suitable for our colder ground temperatures
Pre-Treatment Capability – liquid deicers can be applied proactively before a snow/ice event bonding with the surface for easier snow/ice removal
Reduced Environmental Impact – our deicer is over 70% less salt than traditional rock salt, having a much lower environmental footprint. This gives the ability to be gentle on hardscapes and landscapes.
Less Tracking – this is the largest benefit our current customers see, because the liquid sticks to the surface there is a substantial difference to entrances without having rock salt tracking in
Cost-Effective – we acknowledge the costs on our proposals are higher than traditional rock salt but the savings our customers see with cleaning and building maintenance, far out ways this additional cost.

Causes damage to concreate, vegetation and buildings. It tracks inside buildings damaging carpets, doorways, corroding metals, and makes for additional work for repairs, maintenance and cleaning.
Rock salt is difficult to apply consistently and efficiently resulting in product waste.
Negative Environmental Impact – Road salt is known to get into our water supply and our lakes. This is toxic and causes all water life difficulty to thrive.

Both rock salt and liquid de-icer are great products. It is more of a question of when is one option better than the other. For our services, CJ’s believes liquid brine is the better option.
Melting Time – The temperatures we experience during Wisconsin winters vary widely. For your property you are looking for something that will remove ice and snow as efficiently as possible. Bare in mind that rock salt becomes effective once it converts into a liquid brine by combining with the snow/ice it comes in contact with. You have to wait for the salt to dissolve. The liquid de-icer eliminates this wait time, the liquid is able to start working immediately upon contact.
Application – Rock salt reacts and starts melting right before your eyes. However, it’s ability to work diminishes as the temperature drops below 5 degrees. Liquid actually works even faster than the rock salt, it is already in an active state when applied and it is applied in a much more controlled and even application. Our liquid de-icer also has the addition of the additive which enhances it’s ability to work effectively in below-freezing temperatures as low as -55 degrees!
Price – For each individual event rock salt will appear cheaper than liquid de-icer. While it is inexpensive, it will cause damages that will need eventual repair and additional cleaning that costs money.
Environmental Impact – Because CJ’s liquid de-icer contains tackifiers and anti-corrosion inhibitors it has the ability to stick where it is sprayed and does not have the corrosive properties that Rock Salt has. Rock salt will spread into vegetation, buildings and beyond. As well, because liquid de-icer is more powerful, it will take less product to accomplish the desired results, leaving less impact to surrounding environments.
